A professional inspection is an examination of the true current
condition of the house. It is not an appraisal or a municipal code inspection. A home
inspector will not pass or fail a house; he will simply describe, in detail, its
condition. If the inspector finds deficiencies with a home, it doesn't necessarily mean
you should not buy it, only that you will know in advance what type of repairs to
anticipate.

Our inspectors will examine all the major structural and mechanical systems and perform a
complete room to room analysis. This visual inspection includes basically everything from
the basement to the roof, inside and out. We interpret all findings and provide you with
the best available support in making an intelligent buying decision. We will tell you what
repairs are needed immediately and which ones may be postponed. We also provide a complete
overview of the entire property. A step-by-step, room-by-room inspection culminating in a
comprehensive and easy to read report will be prepared for you. Copies will also be sent
to your attorney and realtor.

Termite Inspection/ Certification
This inspection gives priority to those readily accessible areas, including basements,
crawl spaces and attic areas which are prone to wood destroying insect activity. Our
''Wood Destroying Insect'' certificate is registered with the NJ DEP and is accepted by
all lending institutions. A VA/FHA HUD form is available upon request (at no extra
charge).
Sewage Disposal Inspection/Certification
This evaluation will assist you in determining whether the septic design is adequate for
the demand on the system in relation to the size of the structure and anticipated use.
Open septic tank testing available upon request.
Water Analysis
We provide VA/FHA water potability testing. The following parameters are tested:

Additional testing is available upon request, including a V/O Scan and
lead analysis. All samples are evaluated by a state certified laboratory.
Radon Analysis - 24 to 48 hour results
A trained, licensed technician performs all testing. Using the most advanced
''computerized'' testing equipment, the technician seeks measurements indicating the
activity of the short - lived alpha - emitting particles that may be in the homed
atmosphere. All laboratory analyses are conducted at our own certified, licensed and
approved radon testing business (Call NJ DEP for verification: 1-800-648-0394). We do not
send out tests to another laboratory, thereby minimizing the precision error of the test.
What If You're Buying A Condominium?
While the particular unit you are purchasing may be in excellent condition, there are
other matters to consider. The hallways, stairs, roof and other common areas may need
attention. Since you are responsible for maintenance and repairs, having a Sherlock Home
Inspection becomes a smart investment.
Final Walk-Through
A reminder list is provided to support you in remembering what to look for on the last day
prior to closing. Things that may have been damaged, changed or removed since the initial
inspection, including helpful items that are often missed.
When Do I Have The Home Inspection?
The home inspection usually takes place after the contracts are signed and
then reviewed by your attorney. Most contracts allow for a 10-day period to have this
inspection performed.
What Will It Cost?
Our inspection fees are competitive and reasonable. However cost should
not be a factor in your decision to have a home professionally inspected. Discovering
poor-quality workmanship or construction, lack of proper maintenance and up keep knows no
price tag.
